Rental Agreement Terms & Conditions

This agreement is between Triangle Lebanese American Center hereby referred to as Lessor, and Lessee.

• Lessee is responsible for any damage to the premises and property contained in the areas specified in this agreement. Lessee agrees to pay any damages beyond security deposit.
• Lessee is responsible for the actions of any and all persons attending a function hosted during the time period of this agreement. This also applies to behaviors anywhere on surrounding properties.
• Lessee understands there will be no activities occurring that will violate local, state, or federal laws.
• Lessee is responsible to promptly vacate the premises at the agreed upon time as specified within this agreement. This includes cleanup time as well as vendor (DJ, catering, etc.) and function attendees exiting the building. Arrangements can be made to extend the time if desired but are not guaranteed. Failure to vacate the building promptly will result in additional charges and loss of security deposit.
• Lessee understands that the lessee is responsible for leaving the premises in the same condition as was found. This includes replacing any furniture in the original positions. Detailed cleanup instructions are provided on the clean up checklist of this form. Failure to clean-up will result in the loss of deposit as determined by a Lessor’s representative.
• The lessee agrees the maximum number of guests will not exceed legal limits in each room.
• Should there be a violation during this agreement, the lessee is responsible for any fines or legal damages incurred by 241 Horizon Drive, Raleigh, NC 27615 (the “Property”).
• The lessee hereby agrees that any functions involving youth (individuals under the age of 18) will be chaperoned by adults.
• The lessee and their guests agree to hold Triangle Lebanese American Center harmless for any and all injuries that may result during the term of this lease.
• The lessee must provide Triangle Lebanese American Center a certificate of insurance showing that they have $1,000,0000 liability coverage and that Triangle Lebanese American Center is listed as an additional insured on said insurance.
• In the event Triangle Lebanese American Center is unable to make the Property available due to an Act of God, severe weather, or catastrophic disaster, our liability is limited to refunding any and all deposits and fees. There is no legal recourse beyond that for losses perceived or otherwise.
• Smoking, pets, or concealed weapons are not permitted on the Property or around it.
• Lessee agrees neither the lessee nor their guests will participate in any illegal or unethical activities while on the premises and they will report all observed illegal activities to management.
• Lessee hereby waives and releases Triangle Lebanese-American Center from any and all claims, losses, injuries, liabilities, causes of action, damages, or expenses, whether due to damage to the Property, claims for injuries to persons or property, or administration or criminal action by a governmental authority, arising out of or from or related to the use or occupancy of the Property by Lessee, its agents, employees, invitees, visitors, customers, contractors or licensees, that Lessee now has or may hereafter have and shall hold the Lessor harmless from such.
• It is Lessee’s responsibility to obtain a one-day temporary liquor license for any function in which alcohol is served and shall provide a certificate of insurance showing that they have obtained liquor liability insurance, and that Triangle Lebanese American Center is listed as additional insured.
• Lessee agrees to provide a copy of all documents prior to the event.

This Agreement is the entire agreement between parties and supersedes all earlier and simultaneous agreements regarding the subject matter, including, without limitation, any invoices, business forms, purchase orders, proposals, or quotations. This Agreement may be amended only in a written document signed by both parties.

Deposits

• All reservations require a non-refundable deposit of $300 (large room) $200 (studio) to reserve the Property.
• Deposit and lease fee must accompany a completed agreement to reserve your date and time.
• Security deposits will be refunded upon satisfactory inspection of the Property and no later than 5 business days. Cleaning and damage fees will be withheld from deposits. (see Clean Up Checklist)

Cancellation Policy:

• The $300 (large room) and/or $200 (studio) deposits are non-refundable. A written cancellation notice of 30 days in advance is required in order to refund 50% of the entire amount. Dates may be changed with advance notice.
• Event Deposit Details:
  - Payment of the entire balance is required no later than 30 days before the event.
  - Failure to pay the entire amount 30 days prior will result in losing the reservation.
  - A refundable Security Deposit is required: $300 (large room) and/or $200 (studio) will be fully refunded upon final walk through. (see Clean Up Checklist)

The refund will be issued no more than 5 days upon inspection and assessment of the rented space. 

Please bring your own 40-gallon garbage bags. 

Failure to return the room in the same condition as prior to the event will result in loss of deposit, including taking down any tables and chairs used.

• All decorations, plates, and food removed from tables, chairs, and floors in the room(s), hallway, entry way, kitchen, and outside terrace.
• All garbage bags taken to dumpster outside.
• All confetti, balloons, and decorations removed and/or disposed of.
• Carefully remove any tape without peeling the paint or it will result in damage charge.
• Trash in bathrooms emptied in dumpster outside.
• Any food, cake on the carpet or seats must be spot cleaned with a brush and detergent.
